Choosing the right Address property
The brand’s properties sit close together on a map and are very different in practice:
- Downtown and Sky View — walking distance to the Burj Khalifa and Dubai Mall. The right choice for a first visit or a short business trip; the fountain-view rooms carry a real premium.
- Beach Resort and Palm Jumeirah — beachfront, further from the centre, better for a stay built around the pool rather than the city.
- Fujairah — a different emirate entirely, roughly a ninety-minute drive, quieter and usually cheaper.
Where the savings actually come from
- Advance-purchase rates — booking well ahead and prepaying is normally the largest single reduction available, larger than most promo codes.
- Length-of-stay offers — a fourth or fifth night free is common and worth structuring a trip around.
- Resident and regional rates — UAE and GCC residents get their own rates, and proof of residency is checked at check-in.

What is not in the room rate
Dubai hotel bills carry a municipality fee charged per room per night and a tourism fee, both collected at the property and neither discounted by a promo code. Breakfast is often excluded from the cheapest rates; adding it at check-in usually costs more than booking the rate that includes it.
Timing a stay
Rates in Dubai are strongly seasonal. The cooler months from late autumn to early spring are peak and priced accordingly; the summer months are far cheaper, and a beachfront property in mid-summer is a very different experience from the brochure. Choose the season first, then hunt the rate.
